Service Center

The Plant Operations Service Center is located at 3001 Remington Ave. The Service Center is staffed from 7:30 AM until 5:00 PM Monday through Friday and can be reached at (410) 516-8063.

Service requests can be initiated on-line using our Maintenance Service Request form or by phone at (410) 516-8063. Emergency requests should not be submitted through the Maintenance Service Request form. Always phone in emergency requests. The Maintenance Coordinator takes phone requests during normal business hours. After 5:00 PM and on weekends, calls are forwarded to the Security Office where emergencies are dispatched to the appropriate shop representative when necessary.

To help expedite the request process, please have the following information available:

  • Contact person and telephone number
  • Exact location where service is required
  • Description of the service required
  • Date the service is required
  • A budget number when services are chargeable
  • Requests for service are scheduled according to priority, access, personnel, and other resources that are available during the ensuing workdays.

Routine, Chargeable, and Maintenance Reserve Work

Service requests typically fall into the categories of either routine or chargeable. Occasionally, customers submit a request that is ultimately funded by the Maintenance Reserve budget. Routine requests are covered by Plant Operations staff as part of the services provided within the campus space rate. Chargeable services are paid for by M&S or by providing a budget number.

The Maintenance Reserve budget is funded by the schools and administered by Plant Operations. It is used to support repairs, renovations, and additions to building common areas, building exteriors, utilities and infrastructure. These projects fall into three major categories: Deferred maintenance, Facilities Renewal, and Adaptation. Deferred Maintenance is the accumulation of a backlog of pending physical plant improvements to correct the influence of age, use, and normal wear and tear. Facilities Renewal is a systematic approach to repairing or replacing major building subsystems such as roofs, HVAC, Informational Transport Systems (ITS), electrical and plumbing systems, based on predictable life cycles, to maintain and extend the life of the facility. Adaptation is the altering of the physical plant to address changes in use, codes, or standards. Such changes include those required under the Americans with Disabilities Act and those made to keep up with technology as well as facilities that become obsolete for program reasons.

Guidelines for defining routine, chargeable, and maintenance reserve work are as follows:

Routine Maintenance and Services:

  • Space temperature/HVAC problems
  • Plumbing repairs and maintenance
  • Lighting repairs including bulb replacement
  • Electrical system repairs and maintenance
  • Lab Air system repairs and maintenance
  • Natural Gas system repairs and maintenance
  • Life Safety systems repairs and maintenance
  • Door, window, and drop ceiling repairs
  • Wood and tile floor repairs
  • Grounds maintenance
  • Roof and gutter repairs
  • Trash removal
  • Snow removal
  • Emergency Generator repairs and maintenance
  • Common area patching and painting
  • Departmental space painting every 7 years when feasible
  • Glass replacement
  • Elevator maintenance
  • Cleaning Services for all areas
  • Recycling pick-up
  • Window washing

Chargeable Maintenance and Services:

  • Renovations of departmental space
  • Carpet replacement in departmental space
  • Furniture repairs
  • Painting of departmental space when painted less than 7 years prior
  • Supplemental HVAC units for departmental space
  • Custom cabinets, shelves, etc.
  • Special Event services including banner hanging
  • Electrical components and services needed for departmental projects / equipment
  • Hanging of bulletin boards, chalk boards, pictures
  • Moving services
  • Estimates
  • Use of Plant Operations equipment such as golf carts, tools, 2 way radios, etc.
  • Bulk waste removal
  • Bulk recycling hauling
  • ITS Augmentation, add or change computer lines,
    phone lines, etc.

Maintenance Reserve Work:

  • Building component repairs / replacement such as masonry, windows, steps, etc.
  • Building subsystem repairs / replacement such as HVAC, plumbing, electric, ITS, roofs
  • Exterior building painting
  • Life Safety systems replacement
  • Lighting upgrades and additions
  • Bathroom renovations
  • Utilities and infrastructure repairs / replacement
  • Renovations to common areas and pooled classrooms
  • Common area carpet replacement
  • Classroom furniture replacement
  • Major elevator repairs / renovations
  • Major grounds upgrade
